TD Canada Trust Adjusts its Residential Mortgage Rates

Toronto Dominion (TD) Canada Trust has changed its residential mortgage rates, and the new rates will take effect as of November 19th, 2009.
The changes in the residential mortgage rates are as follows
Fixed Rates To: Change:
6-month convertible 4.60% N/C
1-year open 6.55% N/C
1-year closed 3.75% N/C
2-year closed 4.05% N/C
3-year closed 4.60% N/C
4-year closed 5.29% N/C
5-year closed 5.63% -0.15%
6-year closed 6.10% N/C
7-year closed 6.60% N/C
10-year closed 6.70% N/C
Variable Rates To:
VIRM Closed TD Mortgage Prime
VIRM Open TD Mortgage Prime + 0.80%
As you can see, there is only 1 change made to TD’s residential mortgage rate, and that is to the 5 year closed fixed rate. The 5 year closed fixed rate decreased by 0.15%, making the new rate 5.63%.
Although there is only one change seen here today, we can expect the possibility of further changes made as we near the end of the month as this was done in the earlier months.
There might only be one change, but it is a decrease, and many of us were expecting increases in residential mortgage rates, especially since the housing market has done better, and more consumers are more prepared to spend on a big purchase, particularly a home.
